The Cheapest Cleaning Contract Is Usually the Most Expensive

Did you know that the vast majority of cleaning contracts are underpriced at point of sale — and that it's businesses, not cleaning companies, who ultimately bear the cost?

It's one of the most common problems in the commercial cleaning industry, and it works like this:

How Underpricing Plays Out

A cleaning company wins a contract by undercutting competitors. To protect their margin, they then:

  • Reduce hours below what was quoted — particularly if there's no monitoring in place
  • Use cheaper products that don't perform as well and may damage surfaces over time
  • Pay operatives below market rate, leading to high turnover and inconsistent quality
  • Skip periodic tasks like high-level dusting, deep cleans, and external areas

For the client, this looks like a great deal for the first month or two. Then the complaints start.

The Real Cost of Poor Cleaning

  • Staff sickness increases as hygiene standards drop
  • Facilities deteriorate faster — surfaces, carpets, and fixtures degrade without proper maintenance
  • Management time is consumed chasing issues, handling complaints, and eventually retendering the contract
  • Reputation risk if clients or visitors notice a poorly maintained environment

What a Fair Contract Looks Like

A properly priced cleaning contract should clearly set out:

  • Exact hours per week and tasks per visit
  • Named periodic tasks (carpet cleaning, window cleaning, deep cleans) and their frequency
  • The products and equipment that will be used
  • How quality is monitored and reported
  • A clear escalation process for issues

If a provider can't give you this detail upfront, that's a warning sign.

Summit Clean's Approach
